Distributions are paid quarterly at 2.5% per quarter, totalling 10% annually. These distributions have been paid consistently every quarter since the fund launched.

Sparrow Residential Investment LP deploys capital into secured lending products backed by Canadian residential real estate. Investor capital is protected by real property as collateral, and returns are generated from the interest paid on those loans. Every deal is underwritten in-house.

There is an investment period of 2 years. However, we allow for withdrawals with a notice timeline of 30-45 days.

Sparrow charges a 2% annual management fee. The full fee schedule is provided in the offering documents before any investment is made.

Once you decide to proceed, you will receive an LP agreement and subscription form electronically. Once signed and funded, you are an investor of record.
